But before you do that, make sure you’ve asked these questions to make sure your dream property doesn’t turn into a nightmare process!
1. What are the restrictions?
One of the most important things to know before you buy land is to know what, if any, restrictions are in place. There are some communities that have HOAs and restrictions around what can be done and what can’t be done.
If that is something you’re comfortable with, that’s great! However, many people are moving out to the country so they can make their land what they want! So be sure you’re clear on what the restrictions are for the property.
This will help you be certain that you can make the property what you want instead of you closing on the property only to find out that you can’t do what you want

2. Ask for a recent Survey
Make sure you ask for a recent survey of the property you are considering buying. This will help give you peace of mind that you are buying exactly the property you want to buy.
The survey will also give you the dimensions and boundaries of the property so you can be confident in where you can build on the property. It will aslo show you where an electrical and water lines are so you can find the best place to build or place your home.
If someone can’t provide a recent survey to you before you purchase, that should be a red flag to you. Anyone selling a property in Texas should be able to provide a recent survey for you.

3. Check for Utilities
You’ll also want to make sure you are clear on what utilities are available and the best way to get them connected to your property. Getting utlities to your property can be one of the biggest roadblocks to turning this into your dream property as fast as possible.

4. How is the property zoned?
In addition to understanding the restrictions, you’ll also want to know how the property is zoned. Are you hoping to set up a business on the property or have some other type of structure? Then you’ll want to make sure that the property is zoned in a. way that allows this.
You’ll likely be able to tell how a property is zoned based on the restricitions but it is still beneficial to go to your local planning and zoning committee to understand how that particular property is zoned.
